Commercial

Shop units, workshops and processing floors

Weld County trades in things that generate heat, dust and moisture. A good deal of the commercial work here is ventilation rather than cooling, and it gets quoted as cooling far too often.

Course 01 — premises

What we look after

Retail & food

Shops, counters and restaurants

Door heat gain in January, rooftop units that can only be reached out of hours, and kitchens pulling harder than their make-up air can supply. That last one arrives as a dining-room complaint and gets treated as a cooling fault, which it is not.

Offices & clinics

Suites, practices and small offices

Zone complaints, after-hours running, filtration and outside-air rates written down rather than assumed, and server rooms with a real plan for what happens when the split fails in July.

Also Shops

Workshops, light industrial and agricultural buildings, where unit heaters and extract matter more than comfort cooling.

Ventilation

Extract, make-up air and unit heaters

A building under negative pressure pulls cold outside air through every gap it has, makes doors heavy and costs a fortune to heat. It is measurable, and measuring it is cheaper than adding capacity to fight it.

Dust Filters

Sizes recorded on the unit and on the sheet, so a set can be ordered without sending somebody back up to measure.

Course 02 — maintenance

A record per unit, not a tick against the site

A sheet that says “serviced” is worth very little the day something fails. Each unit gets its own record, with numbers that can be compared against the previous visit.

  • FiltersChanged, with sizes and quantities recorded in two places.
  • CoilsBoth faces inspected and cleaned, condition graded, pressure drop noted. Cottonwood in June is the local reason this matters.
  • Belts, sheaves and bearingsTension and alignment set, part numbers listed, worn sheaves flagged rather than quietly re-belted year after year.
  • ElectricalContactors, capacitors and terminals. Pitting makes heat and heat makes more pitting.
  • EconomisersDampers driven through their range, linkage and actuator checked, minimum outside-air position recorded as a number. The item most commonly skipped by whoever came before.
  • Gas plant, before winterCombustion, safeties, flues and heat exchangers. September, not December.
  • Control schedulesDocumented as actually programmed, before anybody proposes changing them.
A suspended gas unit heater and extract ductwork in a workshop, with the flue run visible and a technician's ladder against the wall.
Course 03 — terms

Three things we will not put in a contract

  • A guaranteed response time in hoursWe will tell you where you are in the queue and call back. A printed number gets broken in the first cold snap, which is exactly when you would be relying on it.
  • A percentage off your energy billA seized economiser and a building under negative pressure both cost real money, and fixing them helps. What that is worth depends on your tariff, your hours and your building, so the figure comes after the survey.
  • Work that belongs to another tradeRoofing, structure, hood cleaning, fire suppression and electrical distribution beyond our isolators. We photograph what we find and tell you who to call.
